The gap between a departed guest and an arriving guest is the most critical window in hospitality operations. We do not call this a "cleaning"; we call it a turnover. It is a complete reset of the environment. Treating it merely as a janitorial task is the fastest route to negative reviews.
The Standardized Reset
A professional turnover requires an ordered checklist that removes guesswork. The cleaner must know exactly what "ready" looks like. This is achieved through visual standards and rigid sequencing.
- Triage & Inspection: Upon entry, before any supplies are opened, walk the property. Check for damage, missing inventory, or excessive mess. Report anomalies to the co-host immediately.
- Laundry First: Strip beds and gather towels. Start the longest wash cycle immediately to ensure drying time aligns with the rest of the cleaning process.
- Dry Cleaning & Dusting: Move top to bottom. Clear cobwebs, dust ceiling fans, wipe surfaces. Sweep and vacuum floors before any water is introduced to the space.
- Wet Cleaning: Sanitize bathrooms and kitchens. Mop floors moving backward toward the exit.
- Staging & Photography: Reset the thermostat, arrange throw pillows, restock amenities, and take timestamped photographs of key areas.
Visual Proof of Readiness
Co-hosts managing remotely rely on asynchronous verification. The turnover team must provide photo documentation of the completed reset. This serves two functions: it acts as a final quality assurance check for the cleaner, and it provides the host with time-stamped proof of the property's condition prior to the next check-in.
"Require three specific photos after every turnover: the open refrigerator, the staged master bed, and a wide shot of the living room. This proves the work was done and protects against false guest claims."
Supply Chain Logistics
Turnover teams should not be expected to monitor bulk inventory without a system. Implement a par-level strategy. When toilet paper drops below eight rolls, or coffee pods below twenty, the cleaner checks a box on their digital report. This triggers an automated restock order by the co-host, ensuring the property never runs dry during a busy weekend.
